Given the slowdown in local GDP growth to 2.8%, as well as higher inflation at 7.2%, consumer spending and property demand could be dampened, particularly in residential sales and office leasing. Ongoing US-Iran tensions could drive oil prices higher and fuel broader economic uncertainty. However, MEG\u2019s resilient residential sales and leasing momentum, supported by high occupancy ratesand rising MICE activity, may help cushion the company against the challenges posed by the current economic environment. Overall, we maintain our BUY rating for MEG with a NAV-based TP of P2.85\/sh.<\/p>\n\n\n\n

Analysis and Opinion<\/h2>\n\n\n\n

Megaworld Corporation (MEG)\u2019s 1Q26 results reflected resilient earnings growth, with NI rising by +6.08% y\/y to P6.181bn, supported by steady demand, higher construction progress, and strong occupancy levels. Consolidated revenues expanded by +3.21% y\/y to P21.60bn, fueled by the sustained growth of its recurring income base and solid residential sales momentum.<\/p>\n\n\n\n

Real estate sales contributed the lion\u2019s share to MEG\u2019s revenues, contributing 61.43% of total revenues. Segment revenues reached P13.27bn, increasing by +1.38% y\/y, underpinned by robust residential demand within integrated township developments across Metro Manila and major provincial hubs, alongside continued project completions.<\/p>\n\n\n\n

Leasing revenues advanced by +5.73% y\/y to P5.65bn. Office leasing revenues grew by +4.20% y\/y to P3.84bn, driven by rental escalations, lease renewals, and new tenant acquisitions. Meanwhile, mall leasing revenues climbed by +9.14% y\/y to P1.81bn, supported by stronger tenant sales, higher occupancy rates, increased foot traffic, and an enhanced retail mix.<\/p>\n\n\n\n

Hotel revenues also posted healthy growth, rising by +7.85% y\/y to P1.54bn. The increase was mainly driven by sustained domestic tourism demand, heightened MICE activities, contributions from newly consolidated hotel properties, and improved occupancy levels.<\/p>\n\n\n\n
