Still a bargain<\/strong><\/p>\n\n\n\n

Robinsons Land Corporation (RLC) remains a bargain, with a Price-Earnings (PE) ratio of only 4.9x, despite the 10% jump in its share price and 11% outperformance versus the PSEi year-to-date (YTD). We saw the first sharp rally in mid-2Q 2025 (+12% m\/m in May), indeed ignoring the marginal 1Q 2025 earnings growth of 4% year-on-year (y\/y). There appears to be a second wave, with the share price up 8% month-to-date so far this July. The run-up could be steeper and longer this time, with a possible recovery in residential reservation sales of joint venture projects in 2Q-4Q25, as the drop in BSP policy rates may have already started translating into higher demand for properties.<\/p>\n\n\n\n

Earnings recap<\/strong><\/p>\n\n\n\n

RLC\u2019s 1Q 2025 net income increased by 4% year-on-year (y\/y) and 9% quarter-on-quarter (q\/q) to PHP3.45 billion. Revenues were flat at PHP11.03 billion, with malls and offices higher by 6% each to PHP4.7 billion and PHP2.0 billion, respectively, which accounted for a combined 61% of the total. Residential revenues declined by 17% y\/y to PHP1.9 billion. While the residential net sales take-up of the wholly-owned projects of RLC rose 24% to PHP846 million, the take-up of joint venture projects fell 99% to PHP47 million.<\/p>\n\n\n\n
