Analysis and Opinion<\/h2>\n\n\n\n

Megaworld Corporation (MEG) posted a +16.06% year-on-year (y\/y) increase in Net Income to P5.83 billion in 1Q 2025, with consolidated revenues rising by +10.88% y\/y to P20.93 billion, driven by robust real estate sales and sustained growth across both its leasing and hotel operations.<\/p>\n\n\n\n

Real estate sales rose by +8% y\/y to P13.09 billion, as demand remained strong not only in Metro Manila, but also in key provincial growth areas. The company\u2019s steady construction progress further bolstered revenue recognition during 1Q 2025.<\/p>\n\n\n\n

Leasing revenues climbed +15% y\/y to P5.34 billion, supported by strong demand from premium tenants and the seamless integration of MEG\u2019s office and retail spaces.<\/p>\n\n\n\n

In the office sector, revenues grew by +17% y\/y to P3.69 billion, driven by new lease signings and expansion from existing tenants. MEG secured more than 50k sqm of new office leases during 1Q 2025, marking the highest quarterly lease volume in 5 years. Meanwhile, the malls segment saw a +11% y\/y revenue growth to P1.66 billion, fueled by rising foot traffic, a steady boost in consumer spending, and the opening of over 13k sqm of new retail space.<\/p>\n\n\n\n

MEG\u2019s hotels and resorts division led the growth amongst its business units, with a remarkable +27% y\/y jump in revenues to P1.43 billion. This was driven by higher room rates, diverse hotel packages, and unique experiential events and promotions.<\/p>\n\n\n\n
