U.S. tariffs continue to raise concerns, despite the Philippines\u2019 17% tariff being one of the lowest among other ASEAN countries, as this may weigh upon construction costs and project timelines. While there are early signs of recovery in the Metro Manila office market, overall vacancy rates remain elevated. Additionally, the weaker-than-expected GDP growth in the first quarter may dampen demand for real estate and affect retail sales. As a result, we are maintaining our HOLD rating with a Target Price of P0.84\/sh, which offers minimal upside.<\/p>\n\n\n\n

Analysis and Opinion<\/h2>\n\n\n\n

Filinvest Land, Inc (FLI) reported a solid 1st quarter (1Q) 2025, with Net Income (NI) rising by +8.04% year-on-year (y\/y) to P1.06 billion, largely fueled by stronger contributions from its leasing segment. Meanwhile, consolidated revenues grew by +11.6% y\/y to P5.76 billion, supported by strong performance in both residential and office leasing. Real estate sales grew by +8.82% y\/y to P3.7 billion, driven by faster collections and a higher percentage of construction completion during the period. <\/p>\n\n\n\n

The majority of this growth came from the mid-income segment, including medium- and high-rise buildings, which accounted for 79%. Affordable and low-affordable housing followed with +13%, while high-end and other properties contributed +5%, and socialized housing made up +3%. Rental and related services rose by +17.05% y\/y to P2.06 billion, driven by higher occupancy rates and rental increases. Office leasing saw a gain of +17.28% y\/y, while retail leasing grew by +4.81% y\/y. Meanwhile, the co-living (dormitel) segment contributed P27.06 billion (54.12%), due to The Crib Clark operations.<\/p>\n\n\n\n

Moving forward, FLI aims to further bolster its mass market housing portfolio and ramp up the development of local sales channels. At the same time, it aims to expand its international sales network, leveraging the success of high performing branches in the Middle East and newly established offices in key global markets.<\/p>\n\n\n\n
