Inflation concerns continue to persist in the market, with both the BSP\u2019s recent decision to hold off on another rate cut, as well as Trump\u2019s tariff policies affecting the cost of construction materials, such as steel and aluminum, as well as global trades. However, these may be partially offset by continuous retail and leasing demand and high occupancy rates, which leads us to maintain a BUY recommendation for RLC with a Target Price of P20.54.<\/p>\n\n\n\n

Analysis and Opinion<\/h2>\n\n\n\n

Higher consumer spending, occupancy rates, and leasing revenues drove Robinsons Land Corporation (RLC)\u2018s 9-months (9M) 2024 Net Income (NI) to P11.60 billion, up 17.65% year-on-year (y\/y). <\/p>\n\n\n\n

Consolidated revenues also saw a +4% y\/y growth in 9M 2024, amounting to P31.421 billion. Strong performances were seen across the firm\u2019s business units, as their malls, offices, hotels, and logistics segments experienced significant growth in 9M 2024.<\/p>\n\n\n\n

However, in 3Q 2024, RLC\u2019s Net Income after Tax (NIAT) fell by -10% y\/y to P2.76 billion, due to higher cancellations and lower residential revenues. RLC\u2019s investment portfolio also features a double-digit decline in residential revenues, primarily due to lower net-sales take ups. Elevated residential cancellations continue to dampen RLC\u2019s net take-ups, as challenging cancellation policies continue to persist.<\/p>\n\n\n\n

RLC plans to expand their GLA through office reinventions and mall expansions, yet the pre-election ban on public infrastructure, as well as Trump\u2019s proposed tariffs on construction materials such as steel and aluminum, may also affect the firm\u2019s project timelines. <\/p>\n\n\n\n
