Analysis and Opinion<\/h2>\n\n\n\n

Real estate sales boosted Vista Land & Lifescapes, Inc. (VLL)\u2019s topline, with overall revenues amounting to P27.80 billion, with real estate sales revenues amounting to P13.59 billion in 9-months (9M) 2024, up 12% year-on-year (y\/y). This was heavily driven by an increase in overall completion rate of sold inventories, as well as increased rental income. This contributed in a +10% y\/y rise in 9M24 Net Income (NI) to P9.1 billion.<\/p>\n\n\n\n

Reservation sales amounted to P58.4 billion in 9M 2024, as the residential segment continued to see growth. The largest contributor to their real estate revenues continues to be Communities Philippines at 37%, with their subsidiary for vertical development, Vista Residences, following at 28%, Camella at 21%, and mid-high end brands Brittany and Crown Asia at 14%.<\/p>\n\n\n\n

Considering the firm\u2019s lack of exposure to POGOs, VLL\u2019s residential projects and office buildings have been holding steady. Occupancy rates have been consistent ever since 4Q 2022, with mall occupancy rates at 86% and office occupancy rates at 92%. <\/p>\n\n\n\n

While the amount of unsold inventory (pre-selling and RFO) in Metro Manila may result in tempered project launches, especially in terms of condominiums, the retail sector continues to see sustained mall take-ups despite new supply. The potential of high US tariffs being implemented on goods from countries such as China, Canada and Mexico, has resulted in renewed concerns regarding inflation, yet its impact on the Philippines may not be as drastic compared to the aforementioned countries. <\/p>\n\n\n\n

The pre-election ban could affect project timelines, yet may not weigh as heavily upon VLL considering its current portfolio mix of master planned developments, horizontal properties, and vertical residences.<\/p>\n\n\n\n
