With its prevailing market price, VREIT could still trek upwards by ~24%.<\/p>\n\n\n\n<div style=\"height:26px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\">Analysis and Opinion<\/h2>\n\n\n\n<p>In the 2nd quarter (2Q) 2024, VistaREIT\u2019s (VREIT) bottom line took a big hit, dropping by -97.16% year-on-year (y\/y) to P377 million. But this was mostly due to the P13 billion fair value adjustment from the 2Q 2023, linked to investment property<br>appraisals. If you take that out, VREIT actually saw a +23% y\/y jump, thanks to stronger rental income.<\/p>\n\n\n\n<p>It is a good thing that the mall segment continues to thrive, powered by strong consumer spending. With foot traffic bouncing back and people opening their wallets, VREIT\u2019s rental income spiked, showing the growing demand for retail space. As foot traffic in malls bounces back and discretionary spending picks up, VREIT\u2019s rental income surged, reflecting the increased demand for retail spaces. The company posted a +24% y\/y jump in rental income, hitting P612 million for the quarter.<\/p>\n\n\n\n<p>All in all, VREIT\u2019s 2Q 2024 figures came in line with our forecast.
